Apply Online

Once you’ve explored our listings and found the rental home that’s right for you, the next step is to apply. Before you start your application, we encourage you to review our Frequently Asked Questions and Before You Apply pages. These resources outline our rental criteria and provide helpful information to guide you through the process of renting with IPIC Realty.

When you’re ready, click the “Apply” button on the page of the home you’re interested in. After submitting a complete application, our team will review it and provide a decision within 72 business hours.

Get Qualified

Once your application is approved, your Leasing Specialist will guide you through the next steps to finalize your lease. Together, you’ll review important details such as pets, utilities, the holding fee, security deposit, and your confirmed move-in date.

If you are a new resident and an active duty member of the U.S. Military, you may be eligible for a discount on your move-in costs. Please let us know if this applies to you so we can provide more details.

Sign Your Lease

After you’ve been approved and have spoken with our team, you’ll receive your Lease Agreement to sign electronically. Please take the time to read the entire lease carefully and ensure you fully understand the terms and fees before signing.

Pay special attention to the following:

> Lease dates – Confirm they are accurate.

> Cancellation periods and requirements – Understand the timelines and conditions for ending your lease.

> Resident responsibilities – Review what’s expected during your tenancy.

> Rent due date and late payment penalties – Know when rent is due and when late fees will apply.

> Payment options – Learn how to pay each month (text-to-pay, auto-pay, cash, etc.).

> Home care standards – Understand the condition the home must be in before move-out.

Move-in Orientation and Receiving Keys

You’ve signed your lease and you’re ready to move into your new home—now it’s time for your Move-In Orientation. This is a convenient and flexible way for us to walk you through everything you need to know about your home and leasing with IPIC Realty.

One of our Resident Relations Specialists will schedule a time to call you and guide you through the orientation. During the call, we’ll explain how to make rent payments, how to submit maintenance requests, and provide basic home care and upkeep guidelines. We’ll also review renter’s insurance requirements, go over any HOA rules that may apply, and discuss other important details about your home.

Once the Move-In Orientation is complete, the lease is signed by all leaseholders, all move-in funds are paid, and your identity has been verified, you’ll receive the lockbox code to retrieve your keys.

Renter’s Insurance

At IPIC Realty, we want both you and your belongings to be protected. All residents are required to carry renter’s personal property insurance with a minimum of $100,000 in liability coverage. IPIC Realty must be listed as an “additional interest” on the policy, and all residents living in the home must be included. If you choose not to carry renter’s insurance, a monthly exemption fee will be charged; however, please note that this fee does not provide any insurance coverage. Setup Utilities

When you move in, utilities will already be active and listed under our name. After your move-in, you will be required to transfer electricity and any bundled utilities into your own name. For other utilities, such as unbundled water, sewer, trash, and gas, you will need to set up service directly with the appropriate providers and pay them each month. We do not process utility payments on your behalf, so it is important to contact each provider promptly after move-in to avoid service interruptions.
