  6. Prepare and sign lease agreement with selected tenant

  7. Conduct move-in walk-throughs and move-out inspections

  8. Collect security deposit and first month’s rental payment and deposit into Landlord’s bank account

SERVICE FEE: ONE MONTH’S RENT

Option 2: Tenant Placement and Property Management

  1. Establish market rental rate

  2. Exclusively list and advertise property in MLS and various rental sites

  3. Schedule property showings

  4. Thoroughly screen prospective tenants

  5. Process rental applications

  6. Prepare and sign lease agreement with selected tenant

  7. Conduct move-in walk-throughs and move-out inspections

  8. Collect security deposit and first month’s rental payment and deposit into Landlord’s bank account

  9. Manage all property repairs including getting quotes for work needed, overseeing repairs, and inspecting property upon completion

  10. Coordinate evictions including dispossessory and court appearances

  11. Conduct regular property inspections

  12. Prepare annual 1099 tax documents

  13. Handle property tax valuation disputes

  14. Coordinate property appraisals

SERVICE FEE: ONE MONTH’S RENT PLUS 10% EACH ADDITIONAL MONTH
